Village at Winnipesaukee – Lakes Region, NH

Do you often vacation in the Lakes Region of New Hampshire? Have you ever considered buying real estate in the area? Centrally located in the heart of the Lakes Region, the Village at Winnipesaukee might be a perfect fit for you to enjoy all the year-round seasonal activities the area offers. Imagine this – you arrive at the Village, kick off your shoes and settle down in your condominium at the center of the Weirs Beach area. With the whole day ahead, you could head over to one of several local marinas and take your boat out on  the beautiful Lake Winnipesaukee. You could go for a hike on one of the trails in the area, or take a bike ride. You might check out a concert that night at the Bank of New Hampshire Pavilion at Meadowbrook – an 8,000-seat amphitheater, just down the road. And during both the summer months and winter, Gunstock mountain offers a plethora of awesome activities and is just a short trip down the road. You could go zip lining, fishing, skiing, snowboarding, tubing… the options are exhaustive! The Lakes Region is very unique with its naturally beautiful surroundings. 12-12-13_villageatwinnipesaukee_03There’s something for everyone here, and there’s no better place to kick off your sandals (or ski boots!) then your own condominium.

The Village at Winnipesauke offers very affordable housing prices right now, ranging from $69,000 to $85,000. These condominiums make an ideal second home/vacation property or Village at Winnipesaukeeaffordable starter home. I myself bought a condo in The Village in 2000 and lived there for 2 years. I enjoyed it very much. I bought at a low price, moved in with my furniture and later sold it for a nice profit in 2002. I spent a great part of my life there, met my husband, then we eventually moved to our current house in Gilford.

Two bedroom, two bath units are currently available in The Village, and a number of three bedroom units with two baths (third floor) are also offered. Each unit includes a deck or balcony, any of which overlooks gorgeous lake and mountain views. These units have city water, sewer and underground utilities – which makes everything very easy! Amenities include a sunny in-ground pool with a large sunbathing deck, two tennis courts and a half basketball court for fun with the kids or grandkids. A total of 185 condo units are situated within 12 buildings, all uniquely placed on the site overlooking LakVillage at Winnipesaukee e Winnipesaukee. All of the units have cinderblock masonry walls between for soundproofing, as well as concrete construction for the ceilings which add structural integrity and soundproofing qualities. The grounds are nicely landscaped with lawns, mature trees and nice walkways with granite steps.

One of the strongest features at the Village is the price point. At the current prices, its very difficult to find anything this affordable in the Lakes Region that can be used for year-round living. This price range really acts as a safety valve because if for any reason an owner has to move on, relocate from the area, goes through a divorce or is not using the unit enough, it’s an easy proposition to rent out the unit and generate a good return on investment and not have a substantial negative cash flow like you would find in much higher priced properties. Simply put, it makes a year-round getaway that you can call your own at a very affordable price!

If you are in the area soon, please give me a call and I can show you the Village. With the views and great location, the Village at Winnipesaukee is one of the best condominium developments here for the price. It will be worth your time to check it out!
